Buy, Refurbish, Refinance

The BRR strategy, which involves buying, refurbishing, and refinancing properties, has been instrumental in growing our portfolio. Aswell as buying tenanted properties and blocks of flats, this is a strategy we have been able to implement several times. The primary advantage of this approach is that it enables you to recycle your cash to fund further investments.

By increasing the value of a property through renovations, you can refinance and take out up to 75% of the increased property value, allowing you to recover most of your initial investment. For example, suppose you purchased a property for £75,000, spent £25,000 on renovations, and paid £4,000 in stamp duty and fees, for a total investment of £104,000. If the new property value is £135,000, you can refinance up to £101,250 (75%
loan) and recover most of your initial investment.

This allows you to move on to the next project, repeat the process, and earn rental income and benefits from capital appreciation over time while keeping the property
